Realtor Safety 101: What to Do to Keep Yourself Safe During Showings

When asked to list dangerous jobs, most people would list law enforcement or construction, but any buyer’s or seller’s agent knows that there is plenty of danger in the real estate field as well. Since agents commonly need to meet strangers in empty, isolated homes at unconventional hours to host showings, the potential for an attack should always be taken seriously.

If you are a real estate agent yourself, use the following tips to keep yourself as safe as possible during showings.

Always Meet in the Office First

Even in broad daylight on a busy street, it’s not the best idea to meet a total stranger for a showing in an unfamiliar home. Always meet clients in your office first. This gives you an opportunity to learn more about your client and identify any suspicious or threatening behaviors.

Gather Your Client’s Information

During the initial meeting in your office, gather your client’s important information, like a copy of his driver’s license, vehicle information, name, and birthday. It is helpful to have this information in case an incident occurs.

Take Precautions Before and During the Showing

Don’t walk into a showing blind. Before the showing begins, let at least one personal contact and one colleague know where you are going. Drive through the neighborhood prior to the showing to become familiar with the area and take note of any safety concerns.

During the showing itself, identify exits and keep those doors unlocked. Always let your client walk in front of you, rather than behind. It can also help to park in the street for a quick getaway if the situation becomes dangerous or uncomfortable.

Bring a Co-worker Along

When in doubt, bring a colleague along for safety in numbers. It’s possible that a client would refrain from making poor decisions if you are not alone. A co-worker can also act as your second set of eyes for signs of danger.
